    Abstract

    The development of Surakarta City causes the surrounding rural area changes its function become urban. 8022 hectare of productive land in the peri urban area of Surakarta City had a conversion due to the development of the city. The Conversion of the land causes spatial structural elements such as; centers of the activity, road networks, facility and others affecting land prices. In Indonesia, to find a reasonable, accurate, correct and transparent land price, it can be identified by refers to the land value zone. This study aims to determine the connection between the spatial structure of land prices based on land value zones in the peri urban southern of Surakarta. This research used mixed research method. Qualitative method used to observing the patterns that occur from the overlay map analysis of geospatial information systems. While the Quantitative methods are used to strengthen the results of analysis by provide a statistical assessment, with multiple linear regression analysis on SPSS. The whole results of the analysis show that spatial structure has a strong relation to the land value zone. However, the spatial structure element that significantly affects the land price is the distance to the center of the activity and the function of the road.
